The Best Time of Year to Pressure Wash Your Home in Michigan

Michigan's seasons are anything but gentle on your home's exterior. Between road salt from November through March, spring algae growth fueled by rain and humidity, and fall's leaf and debris load in gutters, there are natural windows each year when exterior cleaning makes the biggest impact. Here's how to time it right.

Why Michigan's Seasons Matter

Most states have a "pressure wash in spring and forget it" approach. Michigan homeowners need to think differently. Our winters are heavy on road salt — MDOT and local municipalities apply thousands of tons each season — and that salt migrates. By April, you'll find white mineral residue on your driveway apron, lower siding panels, and any concrete surface within splash distance of the street. If you wait too long into summer, the salt staining can etch into porous concrete.

At the same time, Michigan's humidity and tree canopy create perfect conditions for algae, mildew, and moss. Homes with significant shade, especially north-facing walls and roof pitches, accumulate organic growth faster here than in drier climates.

Spring (March–May): Peak Season

Spring is our busiest season — and for good reason. The combination of road salt residue, winter mold growth on siding, and roofs that have gone eight months without direct cleaning means most Michigan homes need attention the moment temps reliably stay above 40°F.

What to prioritize in spring: - House washing — Vinyl siding, the most common exterior material in Flint's mid-century housing stock, develops heavy mildew and algae over winter. A soft wash in April or May restores the original color and stops regrowth in its tracks. - Driveway and concrete cleaning — Road salt leaves white staining and can accelerate concrete spalling. A spring pressure wash plus sealing afterward is the best protection. - Roof cleaning — Black streaks from Gloeocapsa magma bacteria are visible after the snow clears. North-facing pitches in Genesee County are especially prone. Spring is the ideal window before the algae spreads further.

The earlier you schedule in spring, the easier the scheduling. By late April, the backlog builds fast.

Summer (June–August): Deck and Patio Season

Summer is ideal for deck and fence washing, especially if you're planning to stain or seal. Wood needs dry, warm conditions to accept a finish — Michigan's July and August provide exactly that.

What to prioritize in summer: - Deck and fence washing — Pressure-treated wood and composite decking both benefit from a mid-summer cleaning. If you're staining, schedule the wash 48–72 hours before you plan to apply the finish. - Algae growth on roofs and siding — Warm temperatures and humidity accelerate organic growth. If you missed the spring window, summer is still a good time for house washing before the growth sets in further.

Fall (September–October): Pre-Winter Prep

Fall cleaning is about protecting your home before winter arrives.

What to prioritize in fall: - Gutter cleaning — This is the second biggest demand spike of the year in Michigan, and it's justified. Once the maple and oak leaves drop in October, gutters fill fast. Clogged gutters in November lead to ice dams in December. Schedule gutter cleaning in late October or early November — after the bulk of leaf fall but before the first hard freeze. - Roof inspection and cleaning — If your roof has moss or lichen growth, fall is a good time to address it before moisture gets trapped under growth during freeze-thaw cycles. - Siding touch-up — A quick house wash before winter helps protect siding from mold that thrives under snow cover.

Winter: What You Can and Can't Do

Pressure washing in Michigan winter is generally not recommended. Water can freeze in downspouts, on surfaces, and inside equipment, and the cleaning solutions used in soft washing don't work effectively below 40°F.
